Toronto Ontario Home Inspections
Canadian home costs have literally gone through the roof in recent years. And whether mortgage rates are up or down, the purchase of a home still represents the largest investment most families ever make in a lifetime. Home buyers are warned to fight the temptation to jump quickly at what may first appear to be a good deal.

Most houses for sale today, old and new, have defects or repair needs, many of them serious. In these cases, any savings achieved through lower mortgage rates or purchase prices can easily get absorbed by unanticipated repair costs after the family moves in.

Defects often go unnoticed by the average person, but can be quickly identified by a qualified home inspector. It pays to get an impartial inspection of the condition of the house before making a final decision.

A complete home inspection may include all or most of the following:

Structural System

- the floor structure
- the wall structure
- the ceiling structure
- the structural components including foundation and framing.
- the foundation and report the methods used to inspect the under-floor crawl space.
- the roof structure and report the methods used to inspect the attic.

Exterior
- all exterior doors.
- the exterior wall covering, flashing and trim.
- the eaves, soffits, and fascias where accessible from the ground level.
- attached decks, balconies, stoops, steps, porches, and their associated railings.
- the vegetation, grading, surface drainage, and retaining walls.
- walkways, patios, and driveways leading to dwelling entrances. describe the exterior wall covering.

Roof System
- the roof covering.
- the flashings.
- the roof drainage systems.
- the skylights, chimneys, and roof penetrations.

Plumbing System
- the interior water supply and distribution systems including all fixtures and faucets.
- the drain, waste and vent systems including all fixtures.
- the water heating equipment.
- the drainage sumps, sump pumps, and related piping.
- the vent systems , flues, and chimneys.

Electrical System
- the service drop.
- the overcurrent protection devices.
- the interior components of service panels and sub panels.
- the service entrance conductors, cables, and raceways.
- the service grounding.
- the service equipment and main disconnects.
- the conductors.
- the amperage and voltage rating of the service.
- a representative number of installed lighting fixtures, switches, and receptacles.
- the location of main disconnect(s) and sub panels.
- the ground fault circuit interrupters.
- the wiring methods.

Heating System
- the vent systems, flues, and chimneys.
- the energy source.
- the installed heating equipment.
- the heating method by its distinguishing characteristics.

Air Conditioning System
- inspect the installed central and through-wall cooling equipment.
- the energy source.
- the cooling method by its distinguishing characteristics.

Interior
- a representative number of doors and windows.
- the countertops and a representative number of installed cabinets.
- the steps, stairways, and railings.
- the walls, ceilings, and floors.
- garage doors and garage door operators.

Insulation & Venting
- the mechanical ventilation systems.
- the insulation and vapor retarders in unfinished spaces.
- the ventilation of attics and foundation areas.
- the absence of insulation in unfinished spaces at conditioned surfaces.
- the insulation and vapor retarders in unfinished spaces.

Fireplaces
- the vent systems, flues, and chimneys.
- the system components.
- the fireplaces and solid fuel burning appliances.
